What Is a Mid-Term Property Inspection?
A Mid-Term Property Inspection, sometimes referred to as a Routine Property Inspection or Interim Inspection, is a visual assessment of a rental property’s general condition during an ongoing tenancy.
Â
Unlike an Inventory Report, which provides a detailed record of the property’s condition before a tenancy begins, a Mid-Term Inspection focuses on how the property is being maintained and whether any visible issues require attention.
Â
These inspections are typically arranged at agreed intervals throughout the tenancy, helping landlords and letting agents remain informed about the condition of their properties without waiting until the tenant moves out.
Â
The inspection is not intended to assess a tenant’s personal lifestyle or belongings. Instead, it focuses on the property’s condition, visible maintenance concerns and any issues that may affect its upkeep.

What Does Our Mid-Term Inspection Include?
General Property Condition
Â
We assess the overall visible condition of the property, including walls, ceilings, flooring, doors, windows and fixtures and fittings, noting any signs of deterioration or damage that may require attention.
Â
Maintenance and Repairs
Â
We identify visible maintenance concerns, such as leaking taps, damaged fittings, defective seals, signs of water ingress or other issues that may require further investigation or repair.
Â
Damp, Mould and Condensation
Â
We look for visible signs of damp, mould and excessive condensation, documenting affected areas and highlighting concerns that may require prompt investigation.

Kitchens and Bathrooms
Â
We visually assess the general condition of kitchen and bathroom areas, including accessible fixtures, fittings, sanitaryware, worktops and appliances supplied with the property.
Safety Observations
Â
Where visible, we record apparent safety concerns, such as damaged fittings, exposed wiring or other potential hazards, for the landlord or managing agent to investigate.
Â
Our inspections are visual assessments and do not replace statutory safety checks, specialist testing or professional compliance inspections.
Â
External Areas
Â
Where accessible and included within the inspection, we assess the general condition of gardens, patios, balconies and other external areas, highlighting visible maintenance concerns.
Â
Photographic Evidence
Â
Relevant photographs are taken to support our observations and provide a clear visual record of any maintenance issues, damage or areas requiring attention, while respecting the tenant’s privacy.
Our Mid-Term Inspection Process
Step 1 – Arranging the Inspection
Â
The inspection is booked for an agreed date and time, with the landlord or managing agent responsible for ensuring the tenant receives the appropriate notice and that lawful access arrangements are in place.
Â
Step 2 – Property Visit
Â
Our inspector attends the property and carries out a professional visual assessment of the accessible areas, with consideration for the tenant’s home, privacy and belongings.
Â
Step 3 – Identifying Concerns
Â
During the inspection, we document visible maintenance issues, signs of deterioration and any other property-related concerns that may require further attention.
Â
Where appropriate, relevant observations raised by the tenant can also be noted for the landlord or managing agent.
Step 4 – Photographic Documentation
Â
Photographs are taken where necessary to support our findings, particularly where maintenance issues, damage or potential hazards have been identified.
Â
Step 5 – Report Preparation
Â
Following the visit, we prepare a clear and professionally presented digital Mid-Term Inspection Report, detailing the property’s general condition and any observations requiring attention.
Â
Step 6 – Report Delivery
Â
The completed report is provided to the landlord or managing agent, helping them make informed decisions regarding property maintenance, repairs and any necessary follow-up action.
Why Are Mid-Term Inspections Important?
Early Identification of Maintenance Issues
Â
Routine inspections can help identify visible maintenance concerns before they become more serious, potentially reducing repair costs and preventing avoidable deterioration.
Â
Protecting Your Investment
Â
Regular oversight provides landlords with greater visibility of their property’s condition throughout the tenancy, helping support long-term property maintenance.
Â
Supporting Letting Agents
Â
For letting agents and property managers, independent inspection reports provide clear documentation, helping streamline property management and identify matters that may require follow-up.
Supporting Tenants
Â
Mid-Term Inspections also provide an opportunity for tenants to raise property-related concerns, helping ensure maintenance issues are communicated and addressed through the appropriate channels.
Â
Maintaining a Clear Property Record
Â
Documented inspections create a useful history of the property’s condition during the tenancy, supporting maintenance planning and providing a reference for future inspections.
